TENANT SCREENING

Being a Landlord goes easy when a tenant is known and qualifies. Much of the headache is avoided when a good tenant is acquired.

Property Inspection. Take a look at the prospects current residence (the one they are moving from) to see if they keep it in typical condition (this is the one they are moving from). You don't want your property to be abused. If they deny entrance, this is a sign that there could be a problem. Eventually we will offer inspections in your immediate area or outside your area (even outside your state) where the tenant is moving from. If you every want to check on an existing tenant (that lives in your property already). We can offer the inspection for you to see how your property is being kept.

Credit Report.  Shows how a prospective tenant has paid their bills and in most cases separate from rent payments. We run the credit report for you, and you do not need a membership. You just send us the Rental Application and Email Form.  Do the following:

1.  Have the tenant fill out an application (clearly) and sign. You can use your own, or those provided below, however, they must have the following with out exception:

*Applicant (s) Full Name (s) 
*Social Security Number (s) 
*Date Of Birth (s) 
*Current Residence (including zip code). 
*Authorization to run the credit report.
*Signature (s) of all those security numbers we run (limit of two at a time). 

2.   Then pay for the Credit Report.
 
3.  Then  fill out the Info. for Tenant Credit Report at the Forms Menu
(In most cases we can't read the application clearly. That's why you fill out this form
and remember to then either attach your tenant's Application to it or after filling out the form scan and email
the tenant's rental application to us at:  info@landlordeasy.com

4.  The Credit Report will then be emailed to you (give us time to verify the tenant's application. We generally try by the end of the business day.

We must have a signed Application to run the credit report for each social security number we run.  Please verifiy this. We are unable to run a credit report with out the application!

We don't offer the following yet, but may in the future:

Landlord/Employment Verification. Call the current and past Landlord to see how rent is paid and how a property was kept. Employment will verify if a property is affordable. A good rule to follow: rent not to exceed 25-33 percent of the gross income (though not mandatory). Should a room mate be required to meet this requirement, make sure they have been together a while and have a proven rent history Should they part ways, what burden will it leave on the remaining tenant. Food for thought!
If the Landlord/Employemnt Verification and Property Inspection sound good to you, email us of your interest! We currently don't offer this due to office help. We can spend main phone calls trying to reach Landlords who do not return calls.  Even after doing this, many do not feel payment for our time should be made.  Consequently, we lose time and expense. Should there be enough interest, we'll consider adding it.
